We are one of the area's oldest and most respected real estate companies. We have 26 years of experience in the local real estate market. OUR SERVICES Claire Hunter Realty Rentals takes the work out of owning an investment home or condominium. We serve Volusia and Flagler Counties. Whether your property is in a gated community, on the ocean, the Halifax River, a fly-in community or an open community, we will secure a tenant whose real estate needs match yours. We begin the process by previewing the property, reviewing your goals, and executing a contract for services (Service Agreement). We may respectfully decline to take a property into our portfolio, as we are selective in the properties we offer. Your property will be advertised online on the Internet. An appropriate sign will be placed on your property. Once an appropriate candidate has been secured, a screening process will be undertaken to ensure that the candidate is qualified. Not all applicants will be approved. A lease agreement, which has been approved by the Florida Association of Realtors, will be drafted for your review and approval. It will then be presented to the prospective tenant for signature. Prior to occupancy, an inventory of the property will be conducted and documented by photographs. We collect from the tenant, first and last month's rents and security deposits. We will renew leases, and for those tenants who will not be renewing, we will ensure that a 60-day notification is given. We will place the appropriate signage on the property, advertise it, and conduct an exit walkthrough / inventory to determine the condition of the property. We provide a menu of services, enabling you to do as much or as little as your time permits. We offer both rental services and property management services. If you opt for full property management services, our team of licensed service providers will provide needed services at competitive prices. OUR CUSTOMERS Tenants - We receive inquiries for rentals by telephone, via e-mail, through referrals and walk-ins. A great number of our property inquiries come to us via the internet. We respond to all inquiries promptly and courteously. We schedule property showings seven days a week. A number of our customers are relocating to the area and wish to "get a feel" for the area before making a purchase. Property Owners - Our property owners come to us for various reasons. They may have an investment property that they intended to flip, or they may have inherited a parent's home / condominium, or the may have second home / condominium that they no longer use.
