Reserve Auction - In a reserve auction, the auctioneer will present the
highest and best bid to the seller. The seller sets the lowest price he
will accept and has the option of accepting the bid or rejecting it.
Absolute Auction - In an absolute auction the property is sold at the
highest and best bid. There is no threshold to be met.
Buyer's Premium - A buyer's premium is a percentage that is added to the
bid price to determine the total purchase price. The
bid price plus the buyer's premium equals the sale price.
The Earnest Money Deposit (pursuant to the Contract of
Sale) will be non-refundable unless otherwise stipulated
in the Contract of Sale and due on the date of auction
in the form of a cashier's or bank check. The balance
of the purchase price will be due at closing.
Pre-qualification - you do not need to be pre-qualified in order to bid.
However, if you will be applying for a loan, the lender
will require that you qualify for the loan. Since the
deposit you make on auction day is not contingent on
financing, please note that it is not refundable.
Phone Bidding - You may bid by phone provided you have already properly
registered with our company.
Participation and Bidding -
1. Register to bid at the registration table or online at
www.ClaireHunterRealty.com By registering to bid, the buyer acknowledges
that they have reviewed and understand the information in the Bid Packet
and the Contract of Sale agreement. The bidder also acknowledges that
immediately following the auction, they are prepared to execute the
Contract of Sale agreement and pay the appropriate deposit at that time,
in a form previously deemed acceptable to Claire Hunter Realty, Inc.
2. Determine how much you are willing to pay for a property. Since your
goals for the purchase will vary from other buyers, it is important that
you evaluate the property and determine a price. Keep in mind that you
will be paying a buyer's premium.
3. As the auctioneer continues to call for bids, you only need to raise your
hand when you wish to bid. You will not be allowed to bid against
yourself by the auctioneer. The auctioneer shall have sole control of
the auction.

Broker Participation - We offer a Broker Participation Fee in the amount of
$1,000.00 Finder's Fee to any Licensed Real Estate Broker who has properly
registered a client. Registration forms must be completed at least 48 hours
prior to auction by calling 386-453-8433 to obtain a Broker Participation
Form.
